Construction Monitoring


Quality control inspections are useful for both local and out of town clients. Home Inspection Professionals, LLC will conduct construction progress inspections for the purpose of providing the client with an understanding of the property conditions at the time of the inspection. The inspection and report will be performed in accordance with the Standards of Practice promulgated by the Commissioner of Commerce and Insurance, State of Tenessee, and prepared for the sole, confidential and exclusive use and possession of the Client, unless specific permission is given. 

Inspections include the following:

 

Periodic inspections to the house to determine if quality of the construction is to accepted standards.  Recommend scheduling of the inspections to conform to the payment draw schedule, usually  5-6 visits are anticipated.

 

Photos of construction progress to illustrate problems or conditions noted in written reports.

 

Written reports of the construction progress and recommendations.  Reports are sent to the client and/or local representative, as directed.

 

I DO NOT directly communicate with the contractor or subcontractors, in an effort to conserve time and avoid telephone tag.  I am available, however, if further explanation of any findings are needed.  The client or local representative is expected to communicate with the builder about any needed corrections, based on our written reports, or in the event of a significant problem, by telephone.

 

A final inspection to insure all items are properly completed and all details of workmanship are finished in a satisfactory manner.  This inspection is made once the contractor has totally completed the house, but ideally before final payment is made.  This is a white glove inspection which covers all major components in the house ands generally takes 3+ hours to complete.  A detailed written report is provided.

 

Cost is $150.00 per hour for time spent on the job site and in writing reports.  No trip charge is imposed.  Site visits generally are 1/2 to 1 hour.  Final inspection charges are based on square footage.

 

A complete set of plans, building specifications and a rough construction schedule would aid in inspection process and reduce time on site.  They will be needed prior to commencement of inspections.  Please notify our office at least one week prior to your anticipated construction starting date so we can schedule our inspection.  If needed, we can provide proof of liability insurance.
